KBRA Assigns Preliminary Ratings to AOA 2025-1301

NEW YORK--(BUSINESS WIRE)--KBRA announces the assignment of preliminary ratings to eight classes of AOA 2025-1301, a CMBS single-borrower securitization.

The collateral for the transaction is a $900.0 million non-recourse, first lien mortgage loan. The fixed rate loan has five-year term and requires monthly interest-only payments that are based on an assumed coupon of 6.75%. The loan is secured by the borrower’s fee simple interest in 1301 Avenue of the Americas, a 45-story, Class-A office tower containing 1.75 million sf. The building is located along Sixth Avenue between West 52nd and 53rd Streets in the Midtown neighborhood of New York City’s borough of Manhattan. As of June 2025, the property was 95.4% leased to over 35 tenants. The five largest tenants by base rent consist of Norton Rose Fulbright US LLP (19.7% of base rent), O'Melveny and Myers LLP (11.7%), Credit Agricole (8.6%), Piper Sandler (7.4%), and Benesch, Friedlander, Coplan & Aronoff LLP (7.0%). Together, these top five tenants account for 54.5% of base rent and 51.6% of sf.

KBRA’s analysis of the transaction included a detailed evaluation of the property’s cash flows using our North American CMBS Property Evaluation Methodology and the application of our North American CMBS Single Borrower & Large Loan Rating Methodology. In addition, KBRA also relied on its Global Structured Finance Counterparty Methodology for assessing counterparty risk in this transaction, and its ESG Global Rating Methodology, to the extent deemed applicable.

The results of our analysis yielded a KBRA net cash flow (KNCF) for the subject of approximately $65.6 million, which is 23.7% below the issuer’s NCF, and a KBRA value of $806.5 billion, which is 44.6% below the appraiser’s value. The resulting in-trust KBRA Loan to Value (KLTV) is 11.6%. In our analysis of the transaction, we also reviewed and considered third party engineering, environmental, and appraisal reports, the results of our site inspection of the property, and legal documentation review.
